About the project:

In late 2022, Good Urban Development (GUD), a joint venture between Matthews and non-profit Urban Specialists, completed plans for new residential housing in Mill City.

Organized in 2018, GUD is a neighborhood redevelopment organization whose mission is to provide workforce housing and community amenities in under-served markets while retaining the culture and integrity of the communities. Mill City is a neighborhood located in South Dallas, just south of Fair Park and east of the MLK corridor. It has a rich history but has experienced disinvestment with 22% of its lots vacant. GUD along with the City of Dallas’ Housing and Economic Development departments have created an affordable redevelopment strategy for 51 of the vacant lots.

In Summer 2023, construction began on fifty lots, providing single-family for-sale homes of 1,200-2,200 SF, and serving households with incomes between 60-120% of the area’s average median income (AMI). Total cost for this residential project will be $12M including a $2M subsidy from the City of Dallas and a $2.5M subsidy from Dallas County via the American Rescue Plan Act (ARPA). The 51st lot has been master-planned for redevelopment of Doc’s Corner Store. Doc’s redesign will transform the former grocery store into Ourbucks Coffee, a food market with locally farmed food, and a community center hub for organizations which currently provide services to the Mill City neighborhood.
